30+ Years of Real Estate Experience | $1 Billion+ in Closed Transactions | Carolwood Estates
Rick Ojeda is a Los Angeles real estate agent and trusted advisor at Carolwood Estates with more than 30 years of real estate experience and over $1 billion in closed transactions. A Los Angeles native, Rick represents home buyers, sellers, investors, celebrities, business leaders, and high-net-worth clients throughout Greater Los Angeles, combining deep market experience with strategic negotiation, sophisticated property marketing, investment knowledge, and highly personalized representation.
His experience includes representing distinctive and architecturally significant properties, guiding buyers through luxury and off-market opportunities, and advising investors on renovation and repositioning strategies.
Rick’s work has taken him across the Los Angeles real estate market, from the Westside and Bel Air to West Hollywood, Venice, Encino, Highland Park, the San Fernando Valley, and surrounding communities. Rather than defining his practice around a single neighborhood, Rick has built his career advising clients throughout Greater Los Angeles and across dramatically different property types, price points, market conditions, and economic cycles.
For sellers, Rick focuses on the factors that can materially influence an outcome: pricing, preparation, positioning, presentation, exposure, negotiation, and transaction strategy. For buyers, he helps clients identify opportunities, evaluate value and tradeoffs, navigate on-market and off-market possibilities, negotiate effectively, and make better-informed decisions before committing to one of life’s largest financial purchases.
More Than 30 Years of Los Angeles Real Estate Experience
Rick’s real estate career began early. After earning his degree in Real Estate from California State University, Northridge, he became a licensed California real estate professional in 1988 and quickly advanced into commercial real estate acquisitions for a prominent syndication firm.
That early experience gave him a foundation in property analysis, investment strategy, deal structure, valuation, and negotiation that continues to influence how he approaches residential real estate today.
Over the decades that followed, Rick built a career that extended well beyond conventional real estate brokerage. His entrepreneurial drive led him to create and develop businesses, patented products, and ventures across the telecommunications, retail, beauty, advertising, and entertainment industries.
The common thread throughout those experiences has been an ability to recognize opportunity, understand how people make decisions, position products and properties effectively, negotiate strategically, and solve problems creatively.
Today, those skills are central to his approach to Los Angeles real estate.
Strategic Representation for Los Angeles Home Sellers
Selling a home successfully involves far more than putting a property on the MLS and waiting for buyers to respond.
Rick approaches every listing as a strategic assignment.
Before a home reaches the market, he evaluates how it should be priced, prepared, positioned, and presented to attract the right buyers and create the strongest possible market response. His objective is not simply to sell the property, but to help his clients maximize value while protecting their interests, negotiating favorable terms, and managing the transaction from preparation through closing.
His experience as a real estate investor and entrepreneur also gives him a practical understanding of improvements, renovations, presentation decisions, and the relationship between what a seller spends and what the market is likely to value.
For homeowners wondering how to get the best possible price for a Los Angeles property, Rick believes the answer begins well before the first offer arrives. Pricing strategy, preparation, visual presentation, market timing, exposure, buyer psychology, and negotiation all influence the final result.
A Marketing Background Few Real Estate Agents Can Match
Rick brings an unusual advantage to property marketing.
Before returning his primary professional focus to real estate, he founded a boutique advertising and production company and directed and produced more than 160 national television commercials and marketing campaigns for companies and brands including HGTV, DirecTV, Scripps Networks, and Rusnak Auto Group.
That experience gave him extensive knowledge of advertising, branding, positioning, visual storytelling, production, presentation, and consumer psychology.
He applies those principles to real estate today.
Rick understands that buyers do not experience a property merely as a collection of bedrooms, bathrooms, square footage, and amenities. They respond to presentation, emotion, architecture, lifestyle, perceived value, and the story being communicated about the home.
For sellers, that means approaching the marketing of a property with the mindset of a marketer and strategist, not simply a salesperson.
Helping Los Angeles Buyers Find and Choose the Right Home
Finding homes has never been easier. Buyers can search Zillow, Redfin, brokerage websites, and listing portals from virtually anywhere.
Rick believes the more difficult part of buying real estate is determining which opportunity is actually right.
His role with buyers extends well beyond opening doors and writing offers. He helps clients evaluate properties, understand tradeoffs, assess value, recognize potential concerns, compare opportunities, investigate what deserves closer attention, and negotiate from a position of greater knowledge.
His long-standing relationships within the Los Angeles real estate community can also be valuable when searching for properties that may be difficult to find through consumer listing sites alone, including private, off-market, coming-soon, and agent-to-agent opportunities when available.
For Rick, finding a property is only the beginning. Understanding whether it is the right property, at the right value, on the right terms, is where experienced guidance becomes especially important.
Negotiation, Relationships and Complex Real Estate Transactions
Real estate negotiations rarely involve price alone.
Terms, contingencies, inspections, credits, repairs, financing, appraisals, timing, possession, competing offers, seller motivations, buyer motivations, and the personalities on both sides of a transaction can all affect the outcome.
After decades of representing real estate clients, Rick understands that successful negotiation requires preparation, judgment, communication, leverage, patience, and the ability to recognize what matters most to each party.
His experience has included luxury residential properties, investment real estate, commercial properties, renovations, multiple-offer situations, complex transactions, and opportunities requiring discretion and creative problem-solving.
Just as important are professional relationships.
Real estate transactions are collaborative even when negotiations are competitive. Rick believes strong relationships with other agents, brokers, escrow officers, lenders, inspectors, attorneys, and other professionals can help transactions move more effectively and can become particularly valuable when problems arise.
Real Estate Investing and an Entrepreneur’s Perspective
During the 2008 real estate downturn, Rick saw opportunity at a time when much of the market saw uncertainty.
He began acquiring and transforming neglected properties into desirable homes, combining real estate analysis with renovation, design, investment strategy, marketing, and resale.
That period became an important bridge between Rick’s entrepreneurial career and his return to full-time client representation.
It also reinforced a perspective he continues to bring to real estate today: a property should be evaluated not only for what it is, but for what it could become, what it may require, what risks it presents, and how it fits into a client’s larger financial and lifestyle objectives.
That perspective can be especially valuable to buyers and investors evaluating renovation opportunities, long-term ownership, potential resale considerations, or properties whose value is not immediately obvious.
Recognized Experience and Proven Results
Throughout his career, Rick has participated in more than $1 billion in closed real estate transactions and has represented a diverse clientele that includes first-time buyers, experienced homeowners, investors, celebrities, business leaders, and high-net-worth individuals.
His professional recognition has included national recognition from REAL Trends and being named an LA Magazine Real Estate All Star.
Yet Rick does not measure a successful real estate career solely by transaction volume, awards, or sales prices.
Many of his most valued professional relationships have continued for years as clients return for another purchase or sale, seek advice on an investment, introduce friends and colleagues, or simply call when they need a knowledgeable real estate perspective.
Los Angeles Native. Global Perspective.
Rick was born and raised in Los Angeles and has spent much of his life on the city’s Westside. His knowledge of Los Angeles comes not simply from studying market statistics, but from living, working, investing, and representing clients throughout the region for decades.
His perspective has also been shaped by extensive international travel throughout Europe, Asia, the Middle East, Africa, and Latin America, including time in Japan, Hong Kong, Scotland, France, Israel, Egypt, Morocco, and Colombia.
Those experiences have deepened his appreciation for architecture, design, culture, hospitality, and the different ways people define home.
Outside of real estate, Rick is an avid golfer who has played courses around the world and serves on the board of his country club’s Men’s Golf Association. He sees parallels between golf and real estate: preparation matters, strategy matters, patience matters, relationships matter, and the smartest decision is not always the most aggressive one.
Advisor. Strategist. Negotiator. Ambassador.
Rick believes exceptional real estate representation begins with understanding what the client is actually trying to accomplish.
Sometimes that means helping a seller maximize the value of a property. Sometimes it means finding a buyer an opportunity that is difficult to locate. Sometimes it means negotiating aggressively. Sometimes it means recognizing that the smartest decision is to walk away.
Whatever the situation, Rick approaches his role through four responsibilities: Advisor, Strategist, Negotiator, and Ambassador.
As an Advisor, he helps clients understand their options and make informed decisions. As a Strategist, he looks beyond the immediate transaction to identify opportunities, risks, positioning, and leverage. As a Negotiator, he works to protect his clients’ interests and secure the strongest terms possible.
As an Ambassador, Rick represents Los Angeles itself to clients relocating from other cities or countries, helping them understand its neighborhoods, architecture, culture, and way of life. He also represents his clients within the broader Los Angeles real estate community, where relationships among agents, brokers, and industry professionals can influence access, communication, cooperation, and ultimately the success of a transaction.
Above all, Rick sees himself as an ambassador for his clients’ interests, protecting their objectives, their property, their privacy, and the way they and their home are represented throughout the marketplace and transaction.
His goal is to provide Los Angeles buyers and sellers with the experience, market perspective, strategic thinking, marketing expertise, negotiation skills, and personal guidance necessary to make better real estate decisions and achieve exceptional outcomes.
For Rick, the closing of a transaction is important. The relationship that remains afterward is even more important.
